The site for this RFP by the city of Minneapolis is located on busy Washington Avenue, just outside of the Historic Preservation District near the intense re-development of the Downtown East neighborhood.
The city’s goals included activation of the street scape by including ground level retail with emphasis on a connection between the new Viking’s stadium park and the riverfront. This challenging site is over 300’ long and only 60’ deep at the ground floor. The narrow nature of the site made dedicating below ground parking difficult, with no new curb cuts being considered.
The bdh+young team partnered with a local developer to propose a dynamic 9 story mixed use office complex that would meet all of the city’s goals by providing ground level retail locations, including a 2-story restaurant space with a mezzanine, a modern office configuration for single or multi-tenant users, and amenities such as a roof top deck and workout facility with river and downtown views.
